Vice President of Property and Real Estate Development

The YMCA of Central Kentucky is seeking a Vice President of Property and Real Estate Development located in Lexington, Kentucky.
Job Description

The Vice President of Property is responsible for the management of the Association’s properties, grounds and other assets. This position will also provide direct leadership to the maintenance and development of the Association’s facility and property assets. In addition, every position in the YMCA Central Kentucky is responsible for upholding our mission  by modeling behaviors that exemplify caring, honesty, respect and responsibility.

DUTIES AND RESPONSIBILITIES

1. Provides overall coordination of facility maintenance, including planning and developing preventative maintenance. 

2. Develop and implement facilities and grounds inspections.

3. Serve as a consultant to branch executives to initiate improvement projects to minimize building deficiencies.

4. Assist in development and implementation of association-wide risk management programs including vehicle and driver safety, emergency procedures, and safety and health.

5. Ensures the proper operation of all mechanical and electrical systems. 

6. Completes repair work and projects in a timely manner. Oversees all contractors that work in the facility and grounds. May request and review bids and recommend selection of contractors.

7. Works with outside agencies such as fire, health, building depts., etc. to ensure compliance with all local, state, and federal regulations related to facilities and grounds.

8. Lead all capital projects and work with all parties of interest such as architects, engineers, and contractors.

9. Develop and implement annual purchasing agreements for Association housekeeping supplies and equipment. 

10. Lead the Association Property Committee.

11. Develops budgets supporting the preventative and annual maintenance plans and monitors expenditures against budget.

12. Recruits, hires, trains, develops, schedules, and directs assigned staff and volunteers. Reviews and evaluates performance. Develops strategies to motivate staff and achieve goals. 

13. Develop long range plans for all properties, grounds, and other assets owned by the association. 

14. Directly works with senior leadership to develop new real-estate growth opportunities.

15. Coordinate in-house building/property improvement projects, utilizing YMCA personnel.

16. Participates with other members of management in the YMCA's fundraising campaign.

17. Manage vehicle fleet, including ensuring that annual inspections and licensing is done on time.

18. Ensures that all equipment are maintained and operated in accordance with the policies and procedures of the YMCA. May include policy and procedure development.

19. Develop and manage the association’s preventive maintenance program for all YMCA facilities and equipment.

20. Updates facility plans periodically. May develop annual plan of capital projects, consistent with the YMCA's strategic plan and community needs.

21. Maintain association property and equipment records in an up-to-date and current manner. 

22. All other duties as assigned.

Qualifications

1. Proven, successful experience in facility management, budget management, supervision, and controlling the maintenance of plant and equipment. 

2. The incumbent must have a broad base of knowledge and experience in facility mechanical procedures.

3. The incumbent must have the ability to work with the building trades and the ability to consult with staff, contractors and laymen. 

4. The incumbent must possess knowledge of the YMCA as a lay/staff partnership and possess the necessary human relations skills to work with corporate staff, branch staff, volunteers, and outside vendors.

Essential Functions

1. Provide fiscal oversight for property related endeavors. 

2. Serve as expert advisor and liaison for staff and volunteers relating to property issues.

3. Positively manage property related contracts and negotiations to serve the YMCA’s best interests.

4. Ensure property department provides quality service to the association.

5. Uphold YMCA core values of caring, honesty, respect, responsibility and faith.

Required Certifications

CPR Certification, pool, heating and cooling certification within 120 days.
